TAPU Verification

Before any purchase, our team conducts a comprehensive TAPU check: ownership verification, mortgage and lien check, zoning status (imar durumu), military zone confirmation, earthquake risk zone, and outstanding municipal debts.

SPK Appraisal

Mandatory for citizenship applications. A Capital Markets Board (SPK) licensed appraiser confirms the property meets the $400,000 USD minimum threshold.

Contract Review

All purchase agreements reviewed by our legal partners before signing — ensuring buyer protections and Turkish law compliance.

Title Deed Transfer

Full coordination of the Land Registry transfer process, including document preparation, power of attorney, and property transfer tax (tapu harcı — 4% of declared value).

Off-Plan Due Diligence

Verification of construction licence (yapı ruhsatı), developer track record, and delivery guarantee for off-plan purchases.
