As of 2025, the minimum qualifying real estate investment is $400,000 USD, held for at least 3 years. This is set by Presidential Decree and can be changed by the Turkish government.
Can I include my family?
Yes. Spouse and children under 18 are included at no additional investment cost.
Do I need to live in Turkey?
No. Turkish citizenship has no residency requirement.
Is dual citizenship allowed?
Turkey permits dual citizenship. Verify your home country’s position on dual citizenship separately.
How long does it take?
3–6 months from complete application submission to citizenship certificate. Passport follows in 2–4 weeks.

Property Purchase
Can foreigners buy property in Turkey?
Yes. Most foreign nationals can purchase freehold Turkish property and receive a TAPU title deed. Restrictions apply in military zones and certain border areas.
What taxes apply when buying?

What is a TAPU?

UAE Golden Visa
What is the minimum investment for UAE Golden Visa?
10-year visa: AED 2,000,000 (~$545,000 USD). 2-year investor visa: AED 750,000 (~$205,000 USD). Requirements set by UAE authorities and subject to change.
Is UAE Golden Visa a citizenship?
No. It is a long-term residency visa. UAE does not currently offer a citizenship by investment programme.
