Step 1 — Property Purchase (Weeks 1–4)

Select qualifying property → legal due diligence → TAPU transfer at Land Registry → 3-year no-sale annotation → bank transfer payment confirmed.

Step 2 — SPK Appraisal (Weeks 3–5)

Commission SPK-licensed appraiser → valuation confirming $400,000+ → report delivered in 3–7 business days.

Step 3 — Certificate of Conformity (Weeks 4–6)

Apply to Land Registry Directorate for Uygunluk Belgesi (Certificate of Conformity) → processing approximately 2–3 weeks.

Step 4 — Application Submission (Weeks 6–8)

Submit complete file to TKGM (General Directorate of Land Registry and Cadastre) → biometric data collected.

Step 5 — Ministry Review (Weeks 6–20)

Ministry of Interior background check → this phase has the most variable timeline (typically 2–4 months).

Step 6 — Citizenship and ID (Weeks 16–28)

Decision published in Official Gazette → Turkish National ID (T.C. Kimlik Kartı) issued.

Step 7 — Turkish Passport (Weeks 18–32)
